March 12, 2015 Job Description
We are a construction and Property Management Company involved in small and medium scale commercial and residential development projects in Nairobi and the surrounding areas.
We currently seek to recruit a Rental / Property ManagerPosition Summary: The Rental / Property Manager will be fully accountable for all day to day property operations, overseeing and enhancing the value of the property.
Supervises: Supervises entire on-site staff (i.e., Leasing Coordinator / Consultant(s), Service Supervisor, Service Technician(s), Groundskeeper(s), Painter(s), Security Guards etc.)
Job Duties
Demonstrate ability to understand financial goals, operate asset in owners’ best interest in accordance with Policies & Procedures Manual.
Maintain accurate records of all property transactions and submit on timely basis (i.e., rent rolls, delinquency reports, move-in/move-outs, etc.).
Prepare annual budgets and income projections in a timely and accurate manner.
Ensure that all rents and late fees/check charges are collected, posted and deposited in a timely manner.
Generate necessary legal action, documents and process in accordance with legal and Company guidelines.
Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations etc.
Ensure that invoices are submitted to the corporate office for payment, handle petty cash and all funds
Confirm all leases and corresponding paperwork are completed and filed accurately and on a timely basis.
Ensure current resident files are properly maintained.
Ensure all administrative paperwork is accurate, complete and submitted on a timely basis.
Ensure efficiency of staff through ongoing training, instruction and supervision.
Plan weekly/daily office staff schedules and assignments.
Coordinate maintenance schedule and assignments.
Administer action plans consistently, and on a timely basis with performance problems.
Provide support to staff to encourage team work and lead as an example in creating a harmonious environment.
Ensure all administrative processes involving personnel are handled on a timely basis (i.e., performance evaluations, salary reviews, time sheets, change of status forms, etc.).
Coordinate and schedule Preventive Maintenance – prepare schedule, notify residents, assign to Maintenance staff utilizing service request and/or checklist system.
Core CompetenciesCandidate should exhibit a thorough knowledge of regulations and laws regarding the proper ways to:
Screen a tenant.
Handle security deposits.
Terminate a lease.
Evict a tenant.
Comply with property safety standards
Knowledgeable about real estate and property management industry
Be Self- Starter, able to work independently and as a team
Have Strong interpersonal skills
With Solid organizational skills
Have high level writing skills
Have strong communication skills
Be proficient in Microsoft Office, Internet
Have a professional presence
Have a strong sense of Business Ethics, Integrity and Honesty
Be reliable
